New construction ban in Ölüdeniz — what that means

Ölüdeniz is entirely designated as a nature reserve. This means: no new construction, no new projects, no developer-built properties. Anyone buying in Ölüdeniz buys exclusively existing properties.

This has two consequences. First, it permanently protects the value: supply no longer increases, but demand continues. Second, it severely restricts availability—anyone wanting to buy needs patience and a reliable local contact. Prices are therefore significantly above the regional average.

Important for investors: The ban on new construction in Ölüdeniz is not a disadvantage—it's a mechanism for protecting property values. Those who own existing properties in Ölüdeniz benefit from steadily increasing demand and a stagnant supply.
