Antalya is the first choice for many Germans, Swiss, and Austrians who want to buy property or emigrate to Turkey. The city offers an international airport with direct flights, a functioning German-speaking infrastructure, and real estate prices that are significantly lower than in comparable Mediterranean cities.

But Antalya isn't a monolith. Konyaaltı, Lara, Kemer, Belek, Side, Kepez, Döşemealtı, Muratpaşa, and Kaleiçi—each district has a different price level, a different character, and different requirements for obtaining an Ikamet residence permit. Buying property without this knowledge often ends up in the wrong district.

The most important thing first: As of July 1, 2026, cash payments at the Tapu (land registry office) in Turkey will be abolished. All purchase price transfers must henceforth be processed through a state-run escrow system. Anyone buying property in the second half of 2026 should clarify this point with their real estate agent.

Why Antalya for buyers from Germany, Austria, and Switzerland?

It's no coincidence that Antalya is the most popular city in Türkiye for German-speaking buyers. Several factors make the city a consistently attractive destination:

  • Direct flights all year round — Düsseldorf, Frankfurt, Vienna, Zurich: sometimes several times a day
  • German infrastructure — German-speaking doctors, supermarket chains, international schools
  • Prices — In central locations like Konyaaltı, the price per square meter is approximately €1,020–2,800 for foreign buyers, significantly below comparable coastal locations in Spain or Portugal.
  • climate — over 300 days of sunshine, mild winters, hot summers but with cool beaches
  • Legal certainty — The Tapu system is clearly regulated for foreigners; the purchase process is transparent.

Which Antalya district best suits your profile?

Emigrants & Primary Residence

Konyaaltı is the first choice — German infrastructure, beach within walking distance, international community. Muratpaşa (City center) is suitable for those who value proximity to government offices and urban living. For those with a smaller budget: Kepez Offers affordable entry in a free Ikamet zone.

Investors & Investment

Lara offers the highest rental yield (5–7 %) due to strong tourist demand. Belek It scores points with short-term rentals through golf tourism. Kaleiçi (Old Town) achieves very high Airbnb prices, but the buying process is complex.

Holiday home & Seasonal

Kemer It combines mountains and sea — pine forests, turquoise water, tranquil atmosphere. Side/Serik It offers historical flair, cheaper prices and fewer tourists than Konyaaltı.

Retirees & those seeking peace and quiet

Döşemealtı Located on the outskirts of the city, it is ideal for those who prioritize nature, views of the Taurus mountains and tranquility — at very low prices starting from approximately €620/m² and with a free Ikamet zone.

What is Ikamet and which districts are closed off? +
Ikamet is the Turkish residence permit for foreigners. Foreigners can no longer apply for an Ikamet in certain districts (restricted zones) – these include parts of Konyaaltı, Muratpaşa, and Kaleiçi. Kepez, Döşemealtı, and Belek are currently exempt. The restricted list changes regularly – check the specific regulations before purchasing.
Is Antalya a worthwhile investment? +
Yes — Lara and Kemer in particular offer rental yields of 5–7 million euros per annum. Belek benefits from golf tourism with high seasonal yields. Konyaaltı is suitable for long-term rentals. Important: Include closing costs (approx. 6–8 million euros per annum) and the EUR/TRY exchange rate risk in your yield calculation.
