  • The most popular regions among German buyers and emigrants are Alanya, Antalya, Side, Fethiye, Bodrum and Izmir.These areas offer well-developed infrastructure, international communities, as well as doctors and service providers with German language skills – and, of course, fantastic locations directly on the Mediterranean.

  • In Turkey there are so-called Military Exclusion Zones military exclusion zones. In these areas, foreigners are generally not allowed to buy real estate. This particularly affects areas close to military facilities, border zones, and strategically important installations.

    The Turkish Cadastral Office automatically checks for a restricted zone during the purchase process. Nevertheless, we recommend a prior, independent check by a local lawyer – before any payments are made.

    Our tip: Always leave the lock zone check in advance through a local specialist lawyer. Early security protects you from expensive surprises and long reversal procedures.
  • The Deed is the Turkish land registry deed and your official proof of ownership. Without a Tapu, there is no ownership. There are three types:

    • Condominium ownership – full flat ownership (ideal & recommended)
    • Freehold – Usage rights during the construction phase
    • Land Registry Record – pure freehold land without buildings
    Brand: Für fertige Immobilien immer den höchsten Preis. Condominium ownership request. He confirms that the building has been officially approved, accepted and correctly registered. German and other EU citizens can easily obtain a full Tapu.
  • The process is clearly structured and can be completed in 1–4 weeks with good preparation:

    1. Select and view property (in person or virtual)
    2. Reservation and preliminary contract with a small deposit
    3. Legal review by solicitor (Title Deed, debts, permits, restricted zones)
    4. Applying for a tax number from the tax office (free, approx. 30 minutes)
    5. Opening a Turkish bank account for payment processing
    6. Property transfer at the Land Registry Office (both parties or power of attorney)
    7. Key handover and moving in
    You don't have to be on site. With a notarial power of attorney – can also be issued by a German notary with an apostille – your lawyer will handle everything in your absence.
  • Not automatically – but purchasing property is an officially recognised reason to Short-term residence permit to apply for a residence permit. This is issued for 1–2 years and can be extended indefinitely.

    You will need: a valid passport, Tapu as proof of ownership, a biometric passport photo, recognised health insurance, and a completed application form via the official Turkish E-İkamet system.

    Important notice: Certain districts are closed to new Ikamet applications because the proportion of foreigners has exceeded the legal% limit – this currently affects parts of Alanya (e.g. Mahmutlar) and Istanbul. Be sure to check the current status before purchasing. We will always keep you up to date.
