Why transparency in the purchasing process is so important
In almost every initial consultation, I hear the same concern: How does buying real estate in a foreign country actually work, and who takes care of what? That's why I explain each step here as it actually works with us — with real timeframes, real costs, and a clear division of tasks between us and your lawyer.
The 9 steps of your property purchase
Each step builds on the previous one. Once one point is clarified, we move on to the next together, so you never lose track.
Initial consultation
We'll discuss your budget, region, and preferences via WhatsApp or video. From this, we'll create your personalized search profile.
Matching
You will receive 3 to 5 suitable properties including location comparison and return on investment assessment — not 20 random offers.
sightseeing
I will personally show you the properties on site and professionally assess their location, construction quality and surroundings.
Test
We check the property developer and land registry, negotiate the price and commission the legally required valuation report.
Contract
The purchase agreement will be drawn up bilingually in Turkish and German. I will be personally present at the notary appointment and the down payment (Kaparo).
financing
You can pay either in installments through the developer or via bank financing. I will agree on the payment plan with you in advance.
Tapu transfer
We will officially transfer ownership to you at the land registry office. I will personally accompany you to the appointment.
handover
You will receive the keys, we will register you for DASK insurance, electricity, water and internet, and create a handover protocol.
After-sales
Ikamet application, furnishing or property management — we continue to support you even years after the purchase.

In addition to the purchase price, further costs are incurred. These usually amount to 6 to 8 percent of the purchase price, excluding hidden surcharges.

The 8 most important questions about the buying process
How long does the entire property purchase process take in Turkey?
For an existing property, the process usually takes 2 to 4 weeks. For a new build, the duration depends on the construction progress and the chosen payment plan.
Do I have to travel to Turkey in person to make the purchase?
We recommend an on-site visit for the viewing. The contract and the appointment for the deed (Tapu) can also be arranged via power of attorney if needed—I will discuss the most suitable solution with you individually.
How much will Decker Real Estate's services cost me?
The initial consultation and property search are free of charge. Our brokerage commission is 21,000 euros plus service charges and is only payable upon successful completion of the purchase.
Do I also need my own lawyer?
Yes. We review contracts in advance and translate them into understandable terms; however, the legally binding review and notarization are carried out by a lawyer or notary public licensed in Turkey.
What is the Tapu and when will I receive it?
The Tapu is the Turkish land register and also serves as your proof of ownership. You will receive it from the land registry office, usually 1 to 2 days after the final transfer of ownership.
What are the total additional purchase costs?
The additional purchase costs usually amount to 6 to 8 percent of the purchase price — these include real estate transfer tax, valuation report, notary, DASK insurance and broker's commission.
What happens if I don't speak Turkish?
That's no obstacle. I translate every contract into German and personally accompany you to notary and government appointments.
What else will Decker Real Estate take over after the purchase?
After handing over the keys, we will continue to support you if needed — for example with the Ikamet application, furnishing or renting out your property.
