3. Price and market analysis
Now, the initial offer is transformed into a reliable purchase price. In doing so, we not only compare asking prices but also check whether the proposed value is appropriate for the location, condition, type of property, and official data. 8. Electricity, water, bank account and tax identification number

9. After-sales — the step after signing the contract

10. Costs: official fixed vs. variable
Buyers should primarily expect two major fixed costs. First, the Tapu tax is levied on the declared purchase price—or at least on the relevant tax value: each 2 percent for sellers and buyers, together therefore 4 percent. 12. Typical mistakes that can be costly
❌ Payment before review
A down payment is made before any encumbrances, construction status, and power of attorney have been clarified. Later, any leverage is lost.
❌ Power of attorney submitted too late
The power of attorney for foreign matters is only issued shortly before the appointment. Certification and translation then take weeks.
❌ Plot of land without a plan
The price per square meter seems attractive — however, the two-year deadline for project submission is ignored.
❌ Forgot to buy a replacement
After the Tapu, nothing happens for weeks. Without a tax ID number, DASK (German Social Security Institution) and utility connections, the apartment remains unusable.
