Ownership rights only become legally effective through registration in the land registry offices; notarized contracts merely constitute an obligation to transfer ownership.

Over parselsorgu.tkgm.gov.tr Details such as city, district and plot status can be viewed worldwide (without access to personal owner data).
Check loads
Before purchasing, any mortgages or liens must be checked directly with the land registry office, as these could block the sale.
Phase 2
The acquisition processAppointment scheduling & Call Center
Appointments will be made via randevu.tkgm.gov.tr or the 24/7 call center „Alo 181" can be arranged; a personal appearance is not necessary in advance for planning purposes.
Residence permit
No residence permit is required for the purchase; however, the purchase entitles the holder to a renewable, short-term residence permit in accordance with Law No. 6458.
Special rules for companies
Turkish companies with foreign capital must obtain prior approval from the Provincial Directorate of Planning and Coordination (PDPC).
Important restrictions
What is allowed🏔️ 30-hectare limit
A foreign individual may acquire a maximum of 30 hectares of real estate nationwide.
📊 10% District Rule
The total acquisition by foreigners may not exceed 10% of the area of a district where private property is permitted.
🏗️ 2-year deadline for construction projects
For undeveloped plots of land, a project must be submitted for approval within two years.
🚫 Military restricted zones
Acquisition in prohibited military zones and military security zones is strictly forbidden for foreigners.

📋 Document checklist for the appointment
Identity & Photos
Passport (possibly with certified translation), 1 photo of the seller and 2 photos of the buyer (max. 6 months old, 6×4 cm).
Market value confirmation
An official document stating the current market value of the property from the respective municipality is mandatory.
Earthquake insurance (DASK)
Buildings must have mandatory earthquake insurance (DASK).
Interpreter &
Powers of attorney
If one party does not speak Turkish, a certified interpreter is required; foreign powers of attorney often require an apostille or consular authentication.
